CORE RESPONSIBILITIES AND TASKS:

Physical Plant Operations & Maintenance - Working closely with the Facility Manager, this position oversees the development and implementation of maintenance/infrastructure-related programs for our Global Headquarters (HQ) location. This is a high-rise, class A, commercial office tower in downtown Cleveland. This position will also help support other locations in northeast Ohio. An understanding of facility operations with the ability to diagnose and manage complex facilities-related issues in a variety of skilled trades areas is required. This position is responsible for dispatching the on-call support 24/7. This position will also be required to be onsite to support business continuity needs, including after hours and weekends.


Develop predictive and preventative maintenance procedures/programs, maintaining standards with all maintenance personnel.
Actively manage all repairs, equipment emergencies, and preventive maintenance for a variety of facilities systems, including HVAC, electrical, plumbing, chillers, boilers, etc. Knowledge of plumbing, electrical, pipefitting, carpentry, and other skilled trades is required.
Manage work schedules for all maintenance personnel. Inspect and evaluate work performed by maintenance personnel through physical inspections and work order tracking. Complete maintenance and repair records as needed.
Managing, developing, training, motivating, and engaging internal and external staff by leveraging an effective leadership style, to enhance the efficiency of work performed by each area. Evaluate performance, provide compensation recommendations, and determine disciplinary action when necessary.
Manage bidding and contract negotiation process for third-party service contractors. Develop and negotiate Key Performance Indicators with vendors. Upon award, monitor performance and ensure KPIs are met. Review invoices and contractor schedules for accuracy and payment purposes.
Improve HQ Maintenance Operations team through analyzing current state responsibilities, practices, and procedures and recommends new or revised future state for an improved customer service level and employee experience.
Liaison with EHS and Security teams regarding safety and security programs, including but not limited to fire safety, first aid, and emergency response programs.
Follow all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety. Knowledge of EPA and OSHA guidelines.
Maintain energy management program to ensure all systems operate in the most efficient manner, keeping operating costs at a minimum. Responsible for reporting water and energy data usage as required.

Building Systems & Technology - Manage and maintain expert level proficiency in all building systems, such as use of Computerized Maintenance Management System (CMMS), Building Automation System (BAS), Fire Safety System, and lighting controls.


Develop training program for internal and external maintenance personnel related to technology systems. Ensure all maintenance personnel can manage their assigned work in all systems.
Review all assigned task lists and delegate work orders. Estimate time and materials needed to complete repair. Order necessary materials and supplies to finish the tasks. Maintain adequate communication with customer until completion.
Perform critical and in-depth analysis of maintenance data to ensure accuracy of data, effectiveness of maintenance programs, and identify any trends. Initiate and lead improvement projects.
Respond to any system alarms to ensure operations are sustained.
Champion implementation, enhancement and upgrade of all systems as needed.

Project Management


Responsible for the design and implementation of projects from initial planning, design, construction, start-up, and acceptance, including financials.
Maintain technical expertise and high level of proficiency in Computer Aided Design (CAD) programs.
Develop detailed bid documentation, conduct contractor bid meetings, and provide guidance to contractors.
Identify and lead continuous improvement projects. Identify all potential LEED and Lean projects within individual purview.
Manage maintenance budget, capital project budgets, and control expenditure. Assist with compiling maintenance and budget reports for management.
Utilizes effective working relationships with peers at alternate sites (ex. Brecksville, Minneapolis campus, etc.) to identify synergies/efficiencies.
Performs other duties and projects as assigned by management.

FORMAL EDUCATION:

Required:


Bachelor's Degree in Engineering, Facilities Operations, other related field, or equivalent education and experience

Preferred:


Master's Degree in Engineering, Facilities Operations, other related field

KNOWLEDGE & EXPERIENCE:

Required:


Minimum 10 years of experience in maintenance, engineering, operations or related technical field
Advanced knowledge of mechanical, electrical, plumbing, and HVAC systems
Advanced oral and written communication skills
Ability to read and interpret mechanical drawings and electrical schemes
Ability to use maintenance software and electronic management systems
High degree of professionalism, interpersonal skills, project management knowledge, organization skills, leadership skills, decision making ability, relationship building
Minimum 8 years of direct managerial experience
Ability to operate a variety of hand and power tools, equipment, and machinery.
Must be legally authorized to work in the United States without company sponsorship

Preferred:


Maintenance experience in a Class A commercial office tower
Certifications in quality, lean, energy, or project management

TECHNICAL/SKILL REQUIREMENTS:

Required:


HVACR theory and application in ventilation, air conditioning and refrigeration systems
Electrical fundamental theory and application in motors, VFD, transformers, generators, distribution systems, understanding of NEC.
High level of proficiency in Microsoft Office products (Word, Excel, Powerpoint)
Ability to organize, plan and prioritize work
Ability to communicate in verbal and written form
Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.
Ability to effectively present information to an internal department and/or large groups of employees.
